Singapore HDB resale price check

An indicative price range for an HDB flat, based on recent registered sales. Free. No sign-up. Runs in your browser.

How accurate is this?

We tested it on 800 real sales from May to July 2026 that it had never seen, using only earlier months for each estimate. The typical (median) error was 5.0%. Simply using the town and flat-type average was off by about 9.0%. The middle-50% range we show contained the actual price 48.5% of the time, close to the ideal 50%.

It does not know the exact block, view, renovation or condition, so a real flat can sell well above or below. It is a starting point for your research, not a valuation, not financial advice.

How does it work?

It looks at sales of the same town and flat type over the last 12 months (widened if there are few). More recent sales, and sales with a similar floor, size and remaining lease, count for more. The estimate is the weighted middle price; the range is the weighted 25th to 75th percentile. If you give a floor area, prices are compared per square metre.
